General Contracting

General Contracting

A general contractor has the responsibility for overseeing a construction project from start to finish. They are the direct point of contact and conduct who goes into prime contact with the owner and initiator of the project, as well as the subcontractors that get hired.

As general contractors, we would be responsible for managing vendors, trades and ensuring clear and open communication between all involved parties. We would be responsible for ensuring all labour, materials, tools and equipment necessary for the project’s success are provided.

As general contractors, we would be responsible for:

  • Compliance with government and WorkSafeBC safety regulations
  • Obtaining mandatory building permits
  • Managing on-site and off-site workers
  • Monitoring scheduling and timelines
  • Ensuring work is completed within budget
  • Finding efficient solutions for problems that come up
  • Working in compliance with building codes

Orbit is committed to ensuring your project gets completed on time, on schedule and within budget, regardless of project scope or complexity.

When is it time to hire a general contractor?

If you anticipate your project taking longer than a week or two, hiring a general contractor will keep everything running smoothly. It ensures that the appropriate subcontractors and service providers are hired for every required job.

In addition, choosing to do it yourself rather than hiring a contractor makes strict adherence to building codes impossible. There are a variety of permits that require the knowledge of an experienced and trained professional – these are permits that a non-professional simply can’t obtain.

A simple window renewal might only require the management of one or two people, making it easy for a business or homeowner to manage themselves. A bigger restoration project requiring several tradespeople, however, will require a general contractor to oversee the entirety of the project and keep things in order.

Hazardous Materials Abatement

At Orbit, the safety we implement and value on our job sites extends onto our community. We are proud to bring efficient, responsive and cost-effective services for the safe disposal of hazardous materials. If you suspect your property is infested with mold, lead, asbestos or other toxic substances, we would be happy to step in and help.

We are happy to inspect your commercial property for the presence of harmful substances before coming up with an efficient action plan. Our goal is to complete our job efficiently while minimizing interruption to your daily operations and maximizing your peace of mind.

Our team can support you in:

  • Asbestos abatement
  • Lead paint removal
  • Mold removal
  • Hazardous waste disposal

Hiring a professional is especially important when it comes to disposal. Any construction or development company will tell you that not all waste can simply be thrown in the trash. Certain cleaning agents, adhesives, paint, or waste with lead paint or mold must be disposed of according to local laws and regulations. If your property contains asbestos, it’s especially important to hire a professional for the safe removal and disposal of this dangerous substance.

Everything You Need to Know

Why does my property need hazardous waste removal?

While new structures are built free of asbestos and lead paint, those built between the 1930s and 1970s usually still contain asbestos and other harmful substances. Getting these materials disposed of correctly ensures compliance with government regulations and, most importantly, guarantees your family and pets’ safety.

What makes asbestos dangerous?

Asbestos is a type of mineral that was widely used in construction between the 30s and 70s due to its heat and fire-resistant properties. This made it a popular material for the insulation of homes and even the manufacturing of various household products and kids’ toys.

Asbestos’ microscopic fibres make their way into the lungs when inhaled and cause a series of respiratory diseases and lung cancers called mesothelioma. Unfortunately, its odourless and tasteless properties make it prone to remaining undetected in family homes and commercial buildings. Our team can perform special tests to detect the presence of asbestos on your property so abatement can be arranged as soon as possible.

What makes lead paint dangerous?

Lead is a heavy metal – a naturally-occurring element that is found in the Earth’s crust. With long-term exposure, it can lead to lead poisoning in both humans and animals. It primarily affects the brain and nervous system, causing memory loss, anemia, and immunotoxicity.

Lead paint was largely used in homes built before 1978, oftentimes being present under layers of regular paint. Once the paint starts to chip and peel, lead particles become airborne and harmful to inhale. This makes its safe removal fundamental to your family and pets’ health.

What makes mold dangerous?

Mold loves moist and dark places. Poor ventilation, low light and leaky pipes or windows that let in moisture are the perfect recipes for mold and fungi growth. Once detected, the Orbit team will safely and effectively clear out any mold and ensure your home is tightly sealed to prevent future development.

Although some mold is perfectly safe (and beneficial) for humans, other species of mold spores can be toxic. They can produce allergy-like symptoms like a runny nose, wheezing and skin rashes all the way to inflammation and an over-activate immune system.
